The villa
Villa Gioma is a stone farmhouse of about 4,300 square feet (400 square meters) on top of a private hill in Balbano, 6 miles west of Lucca. Between 2022 and 2023 it was completely remodeled, keeping what deserved to stay, the exposed stone, the beams, the original openings, and remaking everything else: systems, bathrooms, kitchen, and a roof that produces energy with solar panels. Every room has its own independent air conditioning, there is heating for the winter, and Wi-Fi reaches everywhere.
The house is rented exclusively as a whole. Twelve guests sleep comfortably in six bedrooms, each with its own bathroom. With cribs and extra beds the house takes fourteen, which is also the number of seats at the table, indoors and out.
The house

Ground floor
You walk into the living room: two sofas for seven in front of the stone fireplace, two armchairs, a television. The dining room has a table twelve feet long, fourteen seats. The kitchen is fully equipped: induction cooktop, oven, microwave, dishwasher, fridge and freezer, wine fridge, toaster, kettle, an Italian espresso machine and an American drip coffee maker, dishes and cutlery for fourteen.
The ground floor also has a bedroom with a private bathroom and a king bed (twin beds on request), which works well as a study, a half bath with shower, and a laundry room with its own entrance from outside: washer, dryer and an ice maker.
Upstairs
Four bedrooms, each with a private bathroom. All beds are king-size; in two of the rooms they can be split into twins on request. The bathrooms have a walk-in shower, sink, bidet and toilet. Above your head, the original beams.
Top floor
One bedroom under the roof, with a private bathroom and a king bed, the most secluded room in the house. From here the view reaches the hills and, on clear days, a glimpse of the sea.
Garden and pool
Around the house there are 3.2 acres (13,000 square meters) of land, olive trees and lawn. The pool is an infinity pool facing the valley: 39 by 16 feet (12 by 5 meters), from 4.6 to 7.9 feet deep, salt-treated water and a small waterfall. It is open all year round and is not heated; ask before booking. Fourteen sun loungers, an outdoor shower, garden and terrace furniture.
The loggia has a table for fourteen, a sound system and the view over Lucca. On the patio there are the barbecue grill and the wood-fired pizza oven; aperitivo is under the pergola. Parking is inside the property, five spaces, with an EV charging point.
Getting here
From the A11 or A12 highway, exit at Lucca Ovest or Viareggio, 9 miles away. The nearest train station is Nozzano, 1.2 miles; Lucca Centrale is 8 miles. Pisa airport (PSA) is 14 miles, half an hour by car; Florence airport (FLR) is 52 miles. We can arrange a private driver for transfers.
An honest note: the last kilometer of road is unpaved. It is perfectly fine for any regular rental car. In the villages around, a quarter of an hour away, there are grocery stores, bakeries and a supermarket; a shopping mall is less than 6 miles away.
Good to know
Check-in is from 4 pm to 8 pm and we ask you to let us know your arrival time in advance; check-out is by 10 am. Pets are welcome, for a small extra charge. Cribs for children up to three are free, on request. The house is non-smoking, with smoke and carbon monoxide detectors, and a safe is available. Stays of more than four weeks are also possible.
